I do have extra cash I could use to pay down the balance to get to a more favorable cash flow/or at least help to increase the amount of principle paid each month.

Tom,You are missing a point here.The object is to have only ONE loan.The LLC gets the loan, and the LLC is tehn sold to the new buyer.Larry,That is another very similar alternative as well.

I just keep the money in a money market account at 2% interest then when my funds get to a certain amount I call my PM to see about repairs or if she knows of anyone selling a property, I then I take the rest of the funds to pay down the principle.

If you use a 30 year, nothing says that the excess cash flow you will have can't go to the principle, thus paying the loan off in 20 years or less.
