I don't have a landscaping company to recommend. 

The job market is strong due to major companies moving and developing here like Intel, Amazon, Google, etc. and there's a steady population growth and strong rental demand.

We have done all kinds of deals on our own ranging from buying, selling, flips, BRRRRs, and now are also invested in commercial properties along with our SFR portfolio.After retiring from the Navy last summer (2023) and working in a corporate office for 18 months, I have made the leap to working for REI Nation, the country's premier turnkey investment property company.

To put it bluntly....if a company can't take 15-20 minutes and talk with an investor about the market and the possible purchase of a property, they're not a company I would recommend working with.

You have a mortgage on it so no one's going to go after you; you'll just need good rental insurance and (recommend) an umbrella policy. $200-300 per month isn't great, so make sure it really makes sense to keep it as a rental.

Specialized policies, contractor recommendations, tenant screening, lease agreements, utilities, and exit strategies are also important.Good luck!
