Your bailout cost us $242,000,000,000 ($242 billion) in new debt which would have built 806,700 houses at $300,000 each.

Cut free of your "golden handcuffs" with the minimal interest rates on these properties and sell them all (or the biggest headache properties) and do a 1031 exchange into a bigger property or package of multi families where the cash flow is better, numbers make sense, and you can streamline property maintenance and management rather than having 6 different single family homes. 

The rapid rise in interest rates have caused somewhat of a mess for multi-family but that damage is likely already in the past (but not played out yet).

I’m a residential superintendent in NYC which requires me to live on-site so, from my understating I don’t think I will qualify for a FHA loan on a multi-family because that requires me to live in one unit for a year.

For example a common one in Multi-Family is RUBS.

Is there similar information on Multi-family CAP rates on either zip codes or known areas in Memphis?

He does more MTR, but has STR in multis and knows every strategy in the book for you to do this well and not botch it on your first one.
