Yes you can make a lot of money with these avenues but what happens the music stops? 

Some HOA’s don’t even let you play music on the back pool area.

Just tossing in my personal experience with bigger properties... a lot of my guests are here for weddings, graduation, music festivals, conventions, film crews, etc... so I make the same profit of 5 studio sized units.

As far as amenities go, I would say a tv that has capability to play music on youtube and / or stream content from my phone / iPad and a microwave. #2.

They ignored me and did both, plus had big worship events with live music INSIDE my house, though I told them those were allowed outside.

Check for parole violations, etc.You can also let the neighbors know that if the house doesn't sell, you will be renting it to the worst group of bad a** bikers / gang members you can find who will blast their own unique type of music that makes heavy-metal-devil-worship rock sound like Mozart, 24/7.Lastly, take the above half in jest.
