That would be what I would profit on a build job, then the interest and closing costs and such would be paid by the person hiring me. 

Any advise on adding washer/dryers is a plus I know routing new drains can be tricky when trying not to get to invasive on a "cosmetic" job.

Plus this is literally your agents job, an agent gets paid to help you with things like this, a co-host can be super valuable but is more focused on the post-purchase phase. 

That is the thing about the game we are playing....every job is diferent and you can count on absolutely nothing.

If things are tight right now, maybe consider a side hustle or extra job until rent adjustments give you more breathing room.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.
