People who are active real property investors, or work at careers in the industry, will occasionally come across a deal that lends itself to making a quick fee by flipping or wholesaling the deal to another buyer.  

@Joe Scaparra you are pretty much spot on in your assumptions, though while I do not have any experience in real estate beyond purchasing primary residences, I am actively working on buying my first rental property (in another state).

He is more in the market of getting people in rough spots in life into their first home or helping them reverse engineer there goals and then helping them achieve them.Like anyone looking for a mentor, its important for a noobie to find someone you have common interests with and has a vision that you can support.

Their policies are full of legal and industry terms that can be difficult for the layperson to interpret correctly.

I think what folks are trying to advise here is that you need to make sure you're dealing with an agent who knows policy language, has good experience in the industry, and knows how to help you and protect you at the same time.Hope you find this helpful. 

This ENTIRE industry is filled with promises and people who have "secrets/proprietary" stuff that gives them and edge. 

The Zoom conferences, corporate breakdowns, and ongoing educational sessions, many of which involve seasoned attorneys and industry professionals, are constant.

I've developed a few sites that were 5 acres plus industrial builds.

I am already seeing industry shifting towards both models.
