Just a friendly reminder, Akron has some ROUGH areas.I started off in a similar city in Ohio with C-/D areas.

It's a friend or family member and not a business, like a person, they would need to submit a proof of funds from one bank account with a signed letter saying they will provide the funds for the purchase of this address.

We have been in contact with other individuals throughout the state and they are all saying the same thing – prices are down, time to fill units is up, and evictions are up.

I know one-sided relationships usually don't last, but given my lack of experience I doubt I can be much of a value-add friend - unless you're looking for insider tips on how NOT to do some things :)  So you folks with more experience, let me know what kinds of things turn you up or down when it comes to newcomers.

Like most things in real estate, a lot depends on the circumstances of the individuals involved and not just the numbers and figures.I hope this helps explain my thoughts, and I apologize for the lack of clarity when I defined "arbitrage".

Just another thought, they do have submeters that can monitor the individual spots and you could charge back the total cost to the tenant if they are assigned spots.
