I've never had any major problems but i've recent incident that caused me to make an adjustment to all my rental agreements going forward.I had a guest book one of my 3 bedroom beachfront condos via the Italian version of HomeAway. 

Both incidents may have involved my tenant screaming at this lady and her son at that top of his lungs, but they are he said she said incidents, during daytime hours, and I think there’s a flimsy case at best that he is in violation of any noise clauses in my lease.The neighbor is telling me to do something about this.

Now there was ONE incident where someone told me " If we find out your flipping it we will flag your name and we won't allow you to do any more shortsales with us."

Its part of the game, wait till someone destroys a unit, the key is stay calm and be sure to get the police involved to reference a incident number later.

They always figure the complete house worth with the land and all (as far as I can tell), as if the land & foundation will burn down or blow away in a "covered" incident.

It apparnetly is only one one side of the duplex and the other half is already rented without incident.

I do more than this as outlined above but one reason for greater requirements for rooming houses is they have a greater history of fire related incidents.

Yes you should be able to evict the tenant where incident occurred,, They are responsible for actions of guests.A Crime free / Drug Free addendum spells it out but I'm sure you have Cause.The police will probably issue you a notice saying they want the people in that apartment to be evicted.I've gone thru a murder in my complex guy shot for 400.00 dollars worth of pot his girlfriend was given choice to move in 5 days or we would file eviction she left.We gave her deposit back to her.

We can analyze people movement and report incidents like this in real time.4) Alert immediately if a police car shows up, hear police sirens in the property or hear gunshots.5) (Controversial but likely legal): Monitor how many unique people are entering/leaving each door daily (from cameras in parking lots or corridors) and log that information.

We were notified that there was a domestic violence incident between our tenants.
