Owners who have held their properties for 25 years are approaching the deadline of the tax benefits of depreciation, meaning, they might be more willing to seller finance as they'll still take advantage of cash flow to them without being completely removed from the asset.

The title company that performed the title search each time is saying the liens are irrelevant because this person never held a real interest in the property because he never went through the quiet title process.The current title company isn't so sure since the tax sale dated back to 2008 when Louisiana still gave out tax sale deeds.

Investment property is property that you've held and not had for sell for a period of time.

After reading the title I figured the tenant had held over for months ornmaybe a year.  

I also held a real estate broker license in Texas for about 30 years but I never did that full time.Part of that reason was from my father's commercial real estate experience at that time and my college degree gave me the ability to get it if you qualified for it and in Texas you go strait to a broker license. 

If so, do you have them sign an agreement stating they will be held responsible if the job is left incomplete or worse off than when they started?
