I think house hacking is a great way to get your feet wet in rental investing There are TONS of things to keep in mind when considering micro location characteristics when purchasing a house or an investment property.

I assume the PMC uses these vendors frequently and they do solid work at a reasonable price.

I would stop by his house frequently just to talk while I was looking for work opportunities.

In CA, the Ellis Act will be used more frequently, and that will further tighten rental supply.
