@Jorge Magana not sure how to get out of it but it looks like they are in breach of the lease by not paying you because they have to pay a minimum of $1.00 and they are supposed to pay quarterly. 

Your PM did not cause this and none of this indicates they failed in their duty.It's SO easy for people to sit around online, armchair quarter-backing and place blame after the fact.

Maybe build a shop with living quarters and let buyers build there own houses on parcels sold and maybe rent out some of the the other shop houses (Barndominiums) parcels for cash flow.

As a person with extensive use experience of such, I will say at worst would take maybe as much as 1hr to track an heir, emphasis on "an" as the correct tool in this arena, or more specifically the one I used, I could dig up the last 30 years of a persons history, every address, co-habitant, everyone in 1 degree of separation, there 30yr residency/ work. sphere and so on and so fourth.
