If this has not been provided, I would be looking at a different agent (or even going flat fee and saving yourself the 3% listing agent fee which you could apply to the sale and still not be any further behind).

Tenant claims they were not like this when he moved in (I bought this house with these tenants in place a few years ago, so I never saw the house without stuff in it until they moved out)  For all I know they swell and buckle in the summer and sit flat in the winter.

My expectation is that rents will be flat this year for the most part, and then pick up steam over the next 2-5 years once we get the apartment inventory cleared out.

-If you have 10k for a downpayment it's good that you are thinking about having reserves, but you also have to think about closing cost, if you are worried about not having tenants having a couple months' rent would be ideal-If you are new to real estate, start reading books, listening to podcasts, analyze deals, learn the tenant screening process, property management, see how you could mitigate the risk on the house hack, find an exit strategy, but most of all have patience.

. - When told that in order to have access to the account, it must first be reactivated by paying the subscription fee, you sent a screen shot of an unpublished disparaging comment about REIPro, threatening to post on Bigger Pockets if you weren’t granted access. - When you were still not granted free access to your suspended account, you posted the comment, including a small portion of the chat for reference.
