I now know the basics of investing in real estate and how to be a good well rounded agent (the only thing I have invested in is stocks and crypto currency so far). 

Not that says much..And I am getting max rent for the neighborhood.. typical 3 bedroom in neighborhood goes for about 700, I'm getting 775, the 2 bedroom is very small, about 600sq feet.

The units are a little spacious however, over 1000 square feet each.I'm dying to see the leases and other possible documentations. 

They're not too big, one is just over 5,000 sq. ft and the other is 13,125 square feet, but I got them at a low price... 

and its part of my social routine as much as BP I go  to the bank at least 18 out of 20 business days a month and I make my rounds..

Would definitely love to get my feet wet but just have no idea what I can provide.

You can try reading up on your cities zoning ordinances into how much square feet your lot needs to be in order to get a fourplex on it in that particular zone and there might be some other requirements like parking and things.Either way your creativity sounds solid and even if you can only do a triplex might be a deal.Good Luck

Ok I am getting ready to jump in both feet so I'm looking at the most investor friendly lenders in Michigan.

It is a small home, about 700 square feet and has been lived in continuously for 30 years.  

The point of this house is to get into the business, get our feet wet, and begin having our own cash reserve so we don't need an investor.Any advice and experience welcome.
