These people are not getting loans they can't afford so they are not going to be walking away from houses en masse.And in areas here in the rust belt, we still are not seeing new construction come back in any meaningful way.

If the offer is lower sellers tend to say thanks for the offer but counter higher or tell the buyer they will consider while other offers come in.On the commercial real estate side for instance I ask the sellers if they are going with the first credible offer from a qualified buyer or trying to extract another 30 to 40 basis points by pushing the market?
