Many Atlanta submarkets have a lot of investment opportunities but it all depends on your strategy and budget.

I did end up passing on this but it’s good to learn and be more knowledgeable in the future to protect our investment but find opportunities.

Just keep learning (podcasts, books, meetups, etc.) and be sure to take action when the opportunity arises

Agree with the other guys. 4 units is best, you have more tenants and opportunity to increase rents if one or more tenants turn over. 

I love having access to capital, that equals access to opportunity. 

However, that deal fell apart and Waco missed a big opportunity.
