The only piece you're missing is "Rent."

What we decided to do to comply with the city is to convert the home to a single family (removing one of the front doors), but keep the right side as a distinct space with a MIL suite with a small kitchenette and back entry. 

For my veterans out there, what is one piece of advice that you wish you knew early into the game?

While I am having a property manager take care of the day to day, is there a nice piece of software out there that I can keep track of this and future rental properties?

I have a piece of sheetmetal I can use for the top.

I usually will hire out one larger piece of the work, like a roof or exterior paint a and do the rest myself.

What happened though is that appraised value came in lower at $210k when purchase piece was $215k and that made for an awkward negotiation between the seller and the tenants.

New kitchen cabinets and counters at Home Depot, new vinyl plank floors, new 3 piece bathroom kit, new tiles, new vanity, new paint. 

Having a price range is a good start, but you can find a 500 sqft piece of junk downtown or a mansion way out from downtown.
