In the courts I've been in, when you have two competing records of an agreement one being verbal and the other being written, generally, the written one wins.Not saying any of this to beat you over the head about a prior mistake or misstep, but take the advice to heart moving forward.

Hi MelissaThank you for your comments  i take it all to heart  and i certainly did not mean to sound hostile or frustrated  as i have been doing this for a very long time and am very happy you made 40thousand on your deal  my first one i made about 9 thousand but that was in 1975when a dollar was still a dollar  HA HA  i just closed one of my largest deals in Germany for 4.8 million Euros  love the business  would not do anything else .Just trying to advise people that real estate is still a long term investment and that getting rich overnight is not real.You have a great day and keep up the investing in real estate yes yes yes

They will usually laugh at the $1M hypothetical, so just keep it light hearted and say "you wouldn't believe how much people think their house is worth", which kinda loosens them up, because then they can say they aren't that unreasonable.Do not be the first person to name a number, that's something everyone does in the beginning and it's really hard to get a deal that way because they will almost never agree with it.
