And the only way it will make sense is if you ran the numbers, the comps and ARV are correct, and you have a fast dispo on the flip and the time frame.I have advanced software for my comps and ARV’s, it also runs my numbers for all costs associated, including holding costs, exit costs, all of it.

I would check and see if this is something your bank offers, or alternatively a lot of PM software has the ability to do it for a small fee too.

I would give him 24 hour notices for doing showings, halfway through the month he confirmed that he would be out by the last day of the month.I signed on his replacement, got the security deposit and was good to go.

In the past for other rentals I have used software such as rentready which can walk you through the application process for screening tenants.
