I am a landlord in MA and recently had tenants move out and cause damages to my property (soot all over the walls + holes which required extensive cleaning, patching and re-painting).I did have a security deposit, but unfortunately, I was not aware of the very specific security deposit laws in MA.

And my all-time favorite for the kitchen, if the cabinet boxes are good, have them painted (make sure to seal the paint with a good dewaxed shellac or polyurethane) and fit new door and drawer hardware for buck or two apiece.

If they move and you have to spend a lot of money to bring the units up to date, ie, flooring, paint, etc. then it might make sense to raise some but still cheaper than they could get if they move.
