I see massive potential in cold climate areas

Another example is in San Antonio - due to the climate and the soil that the city has, foundation issues are common  for a house.

Remember once they are in it is hard to get them out if they aren't paying and in today's climate and with Covid I would stick to your standards. 

Overall you will want to focus on the metro areas...Indiana has Indianapolis...Columbus has Cincinnati, Columbus, and Cleveland with a host of secondary markets like Dayton, Toledo, and Akron.Overall, the metrics are not on the same level for policies, financial strength (reserves and bond ratings), job and population growth, business climate, quality of life, etc. 

Letting your cash sit for too long will decrease it's purchasing power, especially in this current climate. 

Climate controlled there are a multitude of different sizes.

My wife and I have a few properties here but would love to break into the Tennessee markets for an alternative climate and investment zone.
