Cities in Europe and Asia have been going through that stuff for centuries, over and over again.The real difference between the two cites are 1) KC metro is a massive circle - many people do not know that KCMO is the largest city in the US, in terms of acreage, and KCMO is only one city in the massive metro area.

My experience is from last century but similar to Ryan's.

At the high end are places like grafton hill where the houses are too high end for rentals in my view or some parts of Shiloh where mid-century modern mansions are up on the hilltops.

Consider how long people have been dealing in real estate......centuries!
