How do I find a mortgage broker that can assist?

Best way is to have a broker that is knowledgeable about what you would actually buy, has good referrals, and actually completes transactions in the buildings that you buy. 

In the case you describe, you would be acting as a broker without a brokers license. 

I'm going to try to get Safeco to waive their new policy of not allowing any change of broker requests to go through after July 1, 2024 based on the fact that I never received their notice of Non-Renewal (dated May 4, 2024 ) in the mail and only got a copy of  it by email from my agent's office on July 17.  

Maybe @Joel Owens can give you some tips he is in GA and is a very experienced Broker/owner.

By owner or by a broker?  

I put my home us FSBO a week ago, broker asked if I was open to working with her if she had buyer, I said yes, but wasn't taking on a sellers agent.

We are using a licensed Broker-Dealer3.
