@Matthew Allen we reside in SE Mesa but network with individuals all over the valley.

Was talking with our mouser and he was telling me about some high end areas (Stonegate, Waterhouse) in Beaverton having rats in their crawl spaces and attics.Had an invasion in SE Portland where I am tearing out all the insulation and patching foundation openings.Rat sh!

We are currently finding our best deals in the SE.

Do some research, fly into the city and take a look at properties, attend some SE Michigan local meetups, then decide if it's a decision that's worth it to you :) 

If the tenant violates the lease or fails to pay, there are no eviction protections built into Fair Housing Laws, per se. 

I will have to revisit my plan.There may not be a hard limit of two, per se. 

Might be able to avoid SE tax on the first one if executed properly.
