There would be rules though: no drinking or drugs, no houseguests, no craziness, and I was allowed to keep watch on the inside and outside of the house with cameras.

Then they get upset that all of the contractors they hired from Craigslist rip them off or are late or on drugs etc.

The 6th & 7th "Ds" (Drugs & Drinking) might also be useful...although of course no one is going to admit up front that would ever be a problem, it's worth putting it in there.  

My tenants drug the process out much longer than it needed to be by calling the county and harassing the restoration crew almost daily. 

Example: -reasons to believe they are lying on the application -being the direct supervisor of them or their wife, in a separate business-domestic disturbance issues-history of drug use -reports of poor living conditions - saying the don’t have pets, but social profiles seem to say otherwise

My sons have roommates, friends, but they still have a month to month lease and it states no guns, no illegal drugs and 3 strikes out on alcohol/drama problems.

I also added no guns or illegal drugs in case he ended up renting to a friend of a friend, etc, because I would hate for a tenant’s drug dealings to get my son’s house seized.

One toilet was converted to a drug hiding area. 

If you create a standard LLC /partnership, you alleviate absolutely no tax.

Due to stricter regulations in many newer condominium communities and it is less likely that your condo will become an illegal grow operation, drug manufacturing facility or party house4).
