And although I've given out money and things of monetary value, I've observed with extreme accuracy that contributions of knowledge and experience have benefitted their recipients far more than contributions of monetary value.

Any fix and flip broker or lender will review your scope of work or accuracy and cost.

I would recommend you doing most of the work on completing the short sale packet and then letting the partner review it for accuracy.

@Mike Lambert that reminds me, the calculators and numbers that developers or sales agents tend to give are often inflated, hyped, not conservative in their calculations, or make any number of assumptions that affect accuracy.

This is partly because I don’t like the accuracy of some of the data and won’t add it until I know for sure that it’s providing reliable results.

Wow...Just looked at the Zestimate accuracy page and see that the Kansas City market only has 1 out of 5 stars for accuracy.

It's not foolproof; it doesn't work every time with 100% accuracy.

In fact, that's what brought me to BP in the first place over four years ago.There are some vendors for Probate, but please double check the accuracy before you buy.

You can check for accuracy, but for the sake of efficiency one has to put some trust into the list provider to get this information as correct as they can.
