It was bad enough that the contractor decided against using drop cloths on the floor since it would just soak up the multiple puddles of dog pee.So I'm faced with a dilemma: do I give them a warning and have a frank conversation with them about their living conditions and possibly set up to inspect once a month to make sure it's staying fixed or do I head full steam towards evicting them?

Even though they had a week to prepare, the home was a disaster.They had a washer/dryer (more on this later) but were apparently just throwing dirty clothes in the corner instead of washing them.

You might need one to define it as a "bedroom" but a lot of STRs just throw two dressers in per room because it's easier for people to dump clothes into.

This was particularly difficult because although she were under medical leave, she would order food, buy weed, order clothes and take vacations--paying rent wasn't a priority--but we still had to pay the mortgage.Maybe it doesn't rank higher than someone's medical bills, but rent has to be a priority.In terms of hiring an eviction lawyer, I have a RE lawyer in my network that has recommendations but I wouldn't be opposed to calling the eviction office and asking what law firm files the most evictions.

My tenant didn't take out his clothes from the dryer so I took them out and set them on the furnished bed I provided him.I notice a cut and small hole going into the center of the mattress that was not there on the walkthrough.
