Stoves and microwave ovens are obviously cooking appliances, but what about coffee grinders, mini fridges, and dishwashers?

Personally (as a long term buy and holder here) I'd rather see a mini correction, like I believe we are having and then more reasonable appreciation.

(Something like the Mitsubishi in wall units)I generally go all electric using mini-splits for MFH.

You can house hack and mini-flip if you find a two-unit that you can rent well on one side and do some work on your own unit while you live there to learn a bit about renovation.
