People love trees, boulders, water, walk out basements, and views. 

., while I have not invested in a turnkey property, I have viewed several on some of the websites.  

While you should never believe their revenue projection on a specific property without doing further due diligence, I do think their data is a good baseline and can provide an eagle-eye view of areas with better occupancy, better ADR, lower supply and therefore higher revenue potential, etc.Good luck!

However, if you build the ADU and not condomise it, they appraisal will only view it as a SFR and give you the rent as SFR at 75% if lease agreements is being used.

They are nice photos but i don't consider them my top 3 when i'm competing with other pool and view listings.

The IRS does not view these properties favorably and lumps them in with Stocks/Bonds/Membership in an entity etc...

This is actually an interesting view, and admittedly I know nothing about this specific industry.
