I know this thread is a couple years old and everything the insurance agent and moderator mentioned is 100% correct.... the rebuild cost can be either higher or lower than the actual market value of any given home or property.

There are some moderately affordable homes in Queens near Rego Park/Forest Hills or if you're really adventurous: Elmhurst .. but ultimately for the reasons above this is why people don't invest locally here.
