Your lender should know a better figure (ask them for the TIL) but 1.5% is a good ball park.

I just don't have big enough balls to play in that game, I guess. 

I thought that by giving a larger amount of profits would show that I am willing to do whatever it takes to get the ball rolling.

Once in a while I get lucky and pick something up that is perfect, or near so, because of an odd-ball situation.

Let agents work for you, you can be lazy, pick and choose the deals you want, make low ball offers, make one or two deals a month, flip, wholesale, assign, oh...... the sweet glory of it all, the freedom to invest in real estate with no money or OPM.....the pleasure of investing and making offer and cashing equity profit checks is just overwhelming. .......!!!

I am going to attend my area REIA meeting this month, and hopefully, get this ball rolling!  

Good thing, because the attorney had dropped the ball and was about to miss a deadline for the bankruptcy hearing - I spent 3 days going through evertying I could find on Bankruptcy - I went to court, filed pro-se (for myself) against the attorney for the people that were trying to stop me from foreclosing...We won!
