The most likely time for dogs to cause damage is during the first year of ownership, whether it's a puppy or an older dog that is just new to the family and going through training.I wouldn't rule them out over this one issue, but I would certainly be cautious.

If you are looking at a house that needs work cosmetically and you have little experience, it is likely the mechanicals are older too and that's where you get killed.

Otherwise, older properties and those with a lot of deferred maintenance will require a lot of attention from a property manager that isn't compensated. 

It's an older book, published in the 60's I believe but I read "how I turned $1000 into a million in real estate in my spare time" by Bill Nickerson years ago and got a tremendous amount out of it. 

I was concerned that the houses don't meet the 1% rule but with older houses, you're losing in more repair costs. 

@Vic Reddy, there much be something more to this as older homes generally DO NOT have to meet CURRENT codes.

The Fort Collins CO market where I manage properties and investment is very seasonal for rental demand.

For example, I've recently spoken to someone about their MTR in Montgomery and they shared their MTR experience has seasonal occupancy, hard to find boots on the ground, contractors are slow and many do not take credit cards for payments, etc.
