You filed bankruptcy which probably made this person/company in a nervous wreck until you reafirmed the debt and now your asking how to get out of the mortgage.

Now I’m just captivated by the slow motion train wreck it has become.

Your friend can do a short sale on it, but it is still going to wreck his credit.

It needed updating but I drove by it looked secured and not a wreck so why didn't the listing agent just take the house for 35 or offer 32 and do the flip themselves??

I think I can add to this discussion in a way that is not inflammatory to either side of this "debate".1) There are many flippers out there that love the aspect of flipping where they are transforming a wreck of a house into a nice home for someone and they love getting paid to do so.

Incompetence in real estate won't kill anyone, not that I know of unless you drove them to suicide, but you can very well inflict damages, social and financial damages that can wreck lives, cause hardships, loss of money, loss of time, reputation and inflict psychological and emotional damage. 

Add on that your history of poor money management and you have a recipe for a repeat performance of wrecking your credit.Get some professional help with money management and clean up your credit and get some savings.

A tree falls and wrecks the roof.That list goes on and on ad nauseam. 

FWIW and JMO with all this appreciation every owner of a junker wreck can sell that wreck in days.
