In 2019 i was at ideal occupancy but none of my STRs are at ideal occupancy today.Do what you want with regard to the number of OTAs, but i plan to never be associated with a single OTA.  

It requires careful planning and diligent execution.

Currently have it rented and plan to hold on to it.

That is something that is growing due to the limitations of STR.MTR is something that will help you but you will have to be a bit flexible in the times that you are planning to come in.Management is cheaper than STR, but you have to consider other factors such as close to places where those MTR are in need.

The wholesaler created new terms with the tenants and the wholesaler plans to hold it so that the new loan gets seasoned, before selling the note.I opted not to get involved and have started my knowledge building into private lending.

I'm not talking about cosmetic fixes, I'm talking adding bedrooms within an existing floor plan, creating a second unit (like an ADU), etc.

The way I'm looking at it, if my spouse and I only do employer matching for the 10 years we would have more than enough in there and still 10 years out from being able to access it.I do plan on doing 401k loans for deals if the numbers check out, and I've considered rolling over some of our 401ks into roth IRAs to access our contributions but we'd have to pay taxes out of pocket (a big hit to cash flow) and we couldn't touch it for 5 years.
