These lenders will charge you every time you take a draw, and they won't give you draw money until after you complete a given phase of the project, and it's like pulling teeth to get them to sign off on each phase. 

Agree with Chris, pre-foreclosures are no place for newbies to start out either, new federal laws have teeth and you can be eaten messing with someone in foreclosure, take Chris' advice!

If the listing broker/agent is worth a crap whatsoever they will have  a much deeper network of buyers than to just stick it on the MLS.Even if they didn't have a deep network they should be advising the seller to keep reducing until they hit the sweet spot.For example why reduce 40% when you can go down 10% and if priced right buyers will be on the property like bees to honey.If a seller has to unload quick sometimes they will take a deeper discount.It all varies property by property. 

They are not allowed to handle any plumbing issues whatsoever, window fixes are required to be taken care of by the tenant, but they must calls a window professional to do them, etc. 

The thing is 1) I looked on the county web-site and his arrest is for gun posession2) The lease officially ends 8/1 and I don't think he realizes this whatsoever and we haven't talked about it.What to do, what to do.

Do not pay referral fee to non-agent whatsoever. let me say this...the law is not against you purchasing for profit, but it is against you not disclosing your interest......HERE IS THE BIG ONE. be careful if you buy them in default!

They can turn you down for any reason whatsoever and they don't even have to tell you why.
