Supply and Demand has driven prices up beyond what collected rents can pay for when you buy at current prices.

short supply  so if you buy those were there are jobs seems to me its pretty safe bet.but then we are all just one major incident away from some sort of consumer sentiment stopping sales. 

When I price out my flips, I have it within a few thousand dollars (without any surprises) because I know what my supplies will cost.

Hey Ron I'm an investor in Nashville, and with the market booming the way it is with the population increasing one thing a lot of investors say is the demand is high and the supply is low making this a sellers market.

I lived almost 4 hours away but I'd drive up on Monday morning with my supplies and work the 4 cities close to that house, and sleep on my air bed, during the week.

We have had around a month of supply for a while now.

But it's only about 5 miles from the local water supply, where you can fill a 500 gal tank up with just a few quarters.
