I did have an ac unit stolen and window busted out when one of the properties was vacant. 

I found someone who just graduated from college and said that she doesn't have the best credit because of some credit card mistakes she made in college.

(And give him my contact info, so he knows where to send a thank you card.)

So if your car payment, student loans, credit cards, current mortgage all add up to $500 (wouldn't that be nice!)

Your business entity should own nothing but a check book, land line, business cards and the other 14 requirements to avoid having the corporate veil pierced when a lawsuit comes. 

Open a  secured credit card with one of the large providers: Chase, Capital one, Discover.

Only for it to get approved and they finally get to do their inspections etc, and show up to the house to find the AC unit and appliances stolen and poof, deal dead..

IF YOU are accustomed to quickbooks general ledger work always make sure to check and see if there is a Buildium way to accomplish your goal because you can end up with correct accounts and incorrect Buildium reports.The biggest complaint I have is the kludgy way you have to deal with credit cards where you carry a balance.

If you have a credit card, they usually provide free credit scores.
