@Josh Caldwell  reality of out of state investor paying too much and the wrong neighborhoods is simply that those homes will be your inventory in about 12 to 24 months when they fail and the inventory is recycled..

The flipper, in my case, doesn't mind the high-interest rate because he buys so low and recycles his capital to keep buying.
