I live in ATL as well and am interested in getting a str up there, sevierville, or destin/pcb/30a area.For those outside the southeast, this is a huge destination for Atlanta metro residents.

It needed to be completely resided as well as all roofs redone.

Is it possible to rent the property to my LLC for the cost of the mortgage and then have the LLC rent the property to a resident with the lease holding me harmless? 

I also HELOC'd my primary resident and then took out personal loans to fund the improvements.

Are they separately metered for utilities, or can you bill back to residents?

With the exception of finding the tenants (I use an agent) I manage all maintenance aspects of the property but am coming to a point where I might want to move on and considering doing a 1031 exchange to of course avoid Cap Gains and invest in another property closer to my primary residence.

I accumulated about 50k in bills/expenses on cards during that time  and another 50k doing renovation on both rental property and my primary residence.

It seems the US has more tax benefits in Real Estate than Canada (I'm not sure) - How can I take advantage of it while residing in Canada?

The residents do not seem to be STR friendly, so I would expect more restrictions in the months and years to come.
