Adjustments for sf/gla for appraisals are usually done using paired sales analysis and/or market regression analysis.

My questions are:-How do you try to pair up compatible "roommates" without having fair housing law issues? 

If you’re only selling two in each state you might be better off selling them individually and timing each pair for a purchase.
