I would 100% stay go with the professional service because at the end of the day the tenants will not repair it like a professional will but on the other hand would that be legal in your area??????

I'm looking for a trustworthy Turnkey company in the north Florida area (Jacksonville FL) that offers contracting (24/7 repair service) and property management services.

This renters pay on time and this will be their 3rd year to renew, they just want extra repairs to be done to property.

I'd ask the PM to pay for those repairs as that was on them-they should have had a key.If they only looked at the last 2 years, that's how they missed the other evictions. question is why did they only look back 2 years?

Also have a foundation repair engineer confirm the status of the foundation.3) Request for the most recent survey of the property.

Also you can save a lot of money if pm has their own handyman employees and do not need to sub out all repairs. my experience is that STRs outperform LTR by enough to cover the PM fees, utilities, and additional furnishing costs but not much more.  

The only issues that can come up with the appraisal is if the appraisers determines something in the property is not safe, or needs to be repairs making the appraisal "subject-to" certain repairs. 2.

According to the current tenant, there are repairs here and there that need to be made but the owner just wont do it.

Either way there is no need for a new stove, just get it repaired.

You would then use a hard money lender or another private lender to purchase a property, including repair costs.
