There's really nothing a tenant can do to damage the roof unless they improperly mount a satellite dish or put up a Clark Grizwold Christmas light display. 

Who will patch up the holes in the walls when they leave and the next tenant does not want a TV mounted on the wall.

For something that sounds that bad, I would expect more attempts at contact then what you State was given, however, your state laws and your lease agreement are what will weigh in most here.Upon inspection of this damage, particularly the mount of damage that would likely constitute an issue ongoing for more than a week, I would be heavily inquiring from my tenant as to why they let this issue go for so long.

I am also looking to make an offer for multi unit in Mount Arlington Area and this is my first investment property.
