Sad that it only lasted a few months before default for me but those are the risks.

I bought property in 2008, 2009 and the last year that I didn't buy a property a California actor was President.  

The last thing you want is a brand that will take 2 weeks to get repaired if needed.We have Maytag units in our lake house and they have been rock steady for 7 years.

At this point I'm inclined to average fuel usage over the last few years and come up with a heat included number to add to the rent.
