They will save you time and money. 

The bottom line is this: Concealment is not asset protection, proper (time consuming and expensive, I know) management, and good, prudent, practices (ditto), WHICH ARE ADHERED TO, and insurance (expensive), are needed for asset protection.

We did not have the time or experience to keep up with a dishonest woman who knew she knew more than us on real estate.

A lot of it might feel like wasted time, but it's just practice until you find a deal that works and you close. 

Its doable, I've done it many times.   

So, why would you NOT factor in a car payment when determining the liklihood of an applicant paying their rent consistently on time?

You would arguably be better off buying a CD at a slightly lower yield with almost no risk, time, or stress requirements. 

It is to get you to reduce the amount of time you waste looking at deals and knowing what is good and what isn't good for a deal.You'll also need to know the area comps, are people putting in wood flooring or LVP etc.

Take your time and really think through your purpose and perspective before making a move.  

The seller is open to seller financing, which presents an incredible opportunity to grow without traditional bank financing.
