I assume its no different then when I hear all the people who have never invested or been a landlord "how horrible it is" and since I've been doing it several years, I have had some issues, but nothing major.

He had a Lamborghini (he gave me a ride in it and it was horrible) and even built a go kart track for his kids that went around the perimeter of his house, which was huge.

This is a horrible investment practice and happens ALL THE TIME. 

Above issue aside, this would put the seller in a horrible position.

While there are great guys in a fraternity, there are also horrible guys with low morals and ethics.

I know it sounds horrible, as it is difficult to imagine this lifestyle, but I still think I can do it, though it will be 2 full time jobs essentially until I can find trusted project managers.

(hire that done if you can, it smells horrible when you're cutting them up & you'll itch for a week after because of the fiberglass).

By the time I realize that they are horrible to work with, I have already committed money (appraisals, surveys, etc) through them and have no choice to see all the way through it.

The place is cheap, but horribly mismanaged.
