I find your opening statement a little harsh.

For example, many CA people will tell you how they would never move to xyz state or states because of lack of jobs, lack of diversity, lack of scenery, conservative mindset, harsh weather etc etc.

The new finish will wear off, especially if they use a harsh chemical cleaner.

The better deals sell within the open house period and the rest are junk to me (maybe that's harsh but again my opinion).

Prefinished flooring offers advantages over onsite finished flooring, such as the ability to walk on the floors soon after installation and the absence of sanding and harsh chemicals in the home.

Tenants can be very harsh on hardwood and laminate....moving furniture, pets claws and spills are generally not handled as well as they are with homeowners.

My lessons were that rising property taxes can heavily impact profits (not an issue in CA), Mother Nature can be harsh, getting contractors from a far to actually perform especially in a time after a disaster can be very challenging.Good luck
