Noise was an issue. 

Useful for students the one that says if you get a noise violation from the town you pay, I can kick you out, or raise your rent.

I'm aware I will be responsible for snow removal, etc. but curious about actual sidewalk repairs.If it comes down to it, the fix should not be too bad to grind the concrete down that is high, I would not expect to immediately replace it.  

always great not to carry any debt at all imo keep grinding and saving get a couple more rentals and keep that cash flow rolling in!

You may have to take yours apart, grind the sides of the ball flat and put back together with shims to prevent rotation.

If you are thinking of getting a listing agent to discount 1% or .5% off 2.5%... we are talking about $10k - $20k, that money is more than likely going to go in the Buyers pocket when their agent grinds it out of you and your underpaid rep.
