The benefit I see to using Andrew’s method is two fold: first - your second lender would have been able to do a standard refinance immediately upon good appraisal, second- the rate would be slightly better with no hit for “cash-out” refi, just standard rate & term.

I suppose you could also send addressed flyers, folded to envelope size, but you'd have to be sure some of your information was printed on the outside fold.Anyhow, that's my experience with FB.

To spite my almost-ex-wife at the time I sold it to the tenants for $35K in folding-money cash and wrote the paperwork as a gift to the couple and their two children.I'm not sure what my ROI was but I was happy with it.
