@Mostafa Koperly..I would agree at face value with @Robin Simon and your alluding to contact banks/CU's, but I can tell you credit markets for construction are tight.

I agree that the fractional vacation rentals should not be viewed as investments -- I see them as a way to own a lake/beach house that you can go do a few weeks out of the year (depending how much ownership % you have).

Per https://www.ci.richmond.ca.us/DocumentCenter/View/61839/MNOI...Fair return defined Kenneth Barr method (MNOI) which the Courts have agreed with:“as the price controls are not confiscatory; i.e, they do not deprive investorsof a fair return on their investment.”

I've never needed to do it and Florida may be different, but one party opens the escrow account, terms are agreed upon by both parties, funds are deposited, and escrows sends you the agreed upon amount every month.

Hello all, I'm curious how much the HUD will actually pay compared to the 40th percentile rents posted on their site.I'm aware of the different amounts each tenant will cover in terms of their portion of the rent, but I'm not sure if the HUD will actually agree to my rent price.I've been taking the stated FMR for the bedroom count, and taking 20% off the number stated (to be conservative as to what the HUD will accept).
