Unfortunately house hacking is kinda out of my reach.I have a 3 bed 2 bath primary that my wife and I live in with my 2 adult sons,which need to start investing in there own home by now lol,20 year old and a 23 year old.And my wife loves animals so some of those too.So I come with a lot of baggage to house hack I believe,unless there is a way I am not aware of.Sounds like your off to a great start,keep going forward!

The Nest thermostats are designed to work over a wireless network so they can be remotely changed, but there would be nothing stopping you from installing one without using it wirelessly and just using it as a regular thermostat.

Don’t take my word for it… check with my previous landlords, but don’t rule me out because I have a cigarette on my lunch break in another city.As far as the smokers who aren’t respectful, I have seen that places that create a designated smoking area that is covered, have no issues with people smoking inside.

If you "flip" homes repeatedly as a business, the IRS might designate you a "developer" rather than an investor, in which case your properties will not be considered capital assets.

By way of example, I've expereinced instances where the design professional submits drawings and once approved by the municipality, a contractor must associate with the permit, in other instances the contractor must be listed on the orignial submission and in other cases the contractor is the one responsible for submiting the permit set and permit application.

We would throw them in for free whenever a customer bought a solar system from us if they had an FPE panel or other outdated panel that wouldn't pass inspection (Zinsco's with their breakers melted to the busbar, Zinsco's rebranded as GTE-Sylvania (but not all GTE-Sylvania's), and some panels made by Challenger Electric, Westinghouse, Bryant that used a similar design as the Stab-lok/FPE for awhile but these are far less common and not all panels made by those brands are bad like FPE), split bus panels, fuse boxes, undersized 60-100A mains, etc.).
