Long term goals, and then figure out realistically how I would achieve those goals, and everything came around to ----- Real Estate.I've been reading BP for over five or six months now, and while I have two very close friends in real estate (one in AZ, one in Cali), I do not pretend to know anything about it, nor do I plan to be as aggressive as a lot of people here with flipping and such; however, I do understand that if leveraged effectively, it can help me reach my ultimate goals, while also doing some wealth building as a nice bonus.I left the insurance industry about five years ago to pursue some other endeavors, such as starting my own travel agency; doing freelance writing around food and travel, and launching a website all about women in the culinary industry.

It now appears while the original draft required 1/2 the amount be paid before a balloon payment could be required, it appears now that no balloon payment may be required, another was with a reduction and not within 5 years and that terms be in line with Fannie Mae guidelines.Now, saying within Fannie guidelines doesn't mean holding a borrower to identical standards, it means as to general lending practices.I was just reading Fannie purchase requirements (meaning what they require to buy a note from a lender).

one duplex is 3/1 and rents for 550/mo. each (1 of these is the vacant unit) the other, with identical sq/ft is 2/1 and each is rented @ 485/mo. these are listed @ 75k each.

Second issue - I recently wrote an offer in a land trust on a short sale but immediately after it was accepted the short sale negotiator required a copy of the fully executed trust agreement, including EIN #, proof of funds, and the date the trust was created.I was lucky enough to have the buyer already lined up for this one so we moved quick and paid the rush fee with the state of IL for the EIN # but I thought an EIN # wasn't required with a Land Trust and that its purpose was to protect the beneficiary's identity?
